2. Buka sewaan mengikut satu2 blok A dan swterusnya B. Pastikan penuhkan satu2. Dalam masa yang sama blok yang kosong boleh buat untuk tujuan yang lain. Cth. Sewaan kensuri kawin, pameran dll.

3. Iklan lebih aggresif, jika perlu radio dan tv.

This idea came out After i have been travelling to all around the worlds Especially at Los Angeles Control Items To promote their shopping mall Become Famous 

At Paris..well known as LV ( Loius Vottun) n at London Well Known as Bandar Di Raja Shopping Mall Such As , High Street Kesington Mall, very luxuries Items There , Same goes i have bedn to Korea too , They Call it..Korean Street Shopping Malls also famous At Korea All luxuries items sell there made that Mall at All Korea..Famous, I have been too Dubai too..famous with Perfumes non alcohol , Nuts Branded Food , Jewelleries , Gold, Accessories Travelling n Etc, Also i did go to Japan To especially At Ogawa..Tokyo, Well know as Matsui Outlet At Malaysia..Klia Control Branded Items Stuff n Also Me experience At Jeddah Saudi Arabia..Fabric Jubah n All the Muslim Clothing n As well as jewellery n Nuts such as Kurma, Zam Zam Holly Water, Al Quran coz most of the buyers Is Malay coz Majority n I did experiences Shop At Australia Such As Sydney, Brisbane, Adelaide n as well as Perth...they Shopping Complex also most of the Shopping Mall they Control Branded Items From Overseas As Well, me experience it At Shopping Mall At Hong Kong Too ...They Really..Control All branded Stuff have been popular as well as non branded Items , Same goes to me experience Shopping At India, Material is very good in produce Luxuries N Branded Items As Zara , Jeans 301..n Jersey Ferari n All Cars Came From India Factory Out lets same Goes to me experiences Shopping At TAIPEI, Beijing China so they Branded Items most of the items Grade 5 A n made their Shopping Complex Become Famous ..same goes i did experience shop at Indonedia to..All Branded Items Stuff Is Grade 5A came from Indonesia Factory n Shopping Mall become famous becoz of They Control Items not like wr Selling Rojak like Pasar Malam ok..

 

Hope Fully my experience can open eyes team.Commuty to suggest what i have been experience As long As 25 years Around More then 300 countries i have been travelled n life with n give to brillion idea to boards of Good For Sentral Bazaar ..For attract More Customers Coming To our Bazaar Sentral n Last but not least

Lets Owners Decide What branded n stuff items they decide by their own Shop n Also keys But Commuty only monitor n u Cant Control Owners All the time..later Become problem one days..

Exchange unpaid GRR with unsold units. Normally done by developers to contractors on their projects in exchange for money owed. Estimate 1 unit for 5 owners.

Option for developer to buy back or sell off to recover our money. Term 3 years free rental and maintenance fee for developer to activate SB Bazar. 

Unless there are better options, this suggestion can be considered because if go to court or sue Developer into bankruptcy things might also take 3 years or more.

This should be win-win for all as SL Land can reduce their unsold units and lighten their cash flow problem.

I actually posted this suggestion on 16th March 2018 on the WhatsApp group before the migration to Telegram. Here is what I have suggested:

  1. "Free Rental” - First 6 months trial rental to tenants for “free” considering they have to pay management fee, sinking fund plus their own renovation. After 6 months, if tenancy continues, they will pay a small rental fee for the first six month and continue the second 6 months at a nominal fee.
  2. Anchor Tenant - Hero Supermarket or Mydin or Tesco or Giant…Tesco and Giant may not be interested since they have outlets in Nilai but I am for Mydin. Mydin has about 6 different biz models (from big hypermarket like in USJ1 to small outlets like in the parking lot of USJ1).
  3. More F&B Outlets - I have analysed Sunway Velocity Mall and Starling Mall when they first started…they were struggling too but when they bring in good F&B, the crowds starts to come in… Sunway Velocity took about a year and Starling Mall took about 1.5 years. Starling Mall is still slow – still many empty outlets but can see they are steadily growing. If SB can bring in AFFORDABLE and good food, I am sure the crowds will come in.
  4. One Stop Centre - Make SB Mall a one stop centre in Nilai like those UTC centres or even better like MPC in Melaka. Definitely people will come to this area…MPC also tied with Mydin Melaka where their members gets some discount if shop in Mydin Melaka (this Mydin is located in the same compound with MPC)…as one stop centre, the people around it can pay their bills, renew road tax, etc…when there are more people, the banks will start to come in.

The above intention is to draw the crowds in...without any retailers and attraction, the crowd will not come. Without any crowds, the banks will not come in.

To start with , many of us paid high price per ft2 for a small unit after being convinced of good GRR by the sales team for the developer - SL Land Sdn Bhd. They took our money and form another department to manage the project. Now they are behind to coming 6 months in GRR payment so we should sue SL Land Sdn Bhd for the failure to provide enough cash to their project management department to pay the rent. So we wait for the outcome of the meeting between Edward with YTS and YTL to confirm date for AGM.  

Business view. People move products. First to attract people to visit SB Bazar. There are already Tesco, Giant, Mesamall and Aeon coming in soon. So SB must have something that the others don't have. We have the robots and animals attraction but many no more on display. 

How about getting someone to invest in live aquarium fishes big scale and selling the facilities to rear aquatic fishes. This will bring in families therefore more other products can be introduced . All we need is one good attraction to pull in the crowd first and the rest will follow.

I had been to a building near Tune hotel in Penang where people can go with children to see the many varieties of fishes sold there. Wish one can be promoted here in SB.

Objective: Mall awareness

Activities :-

1) Allow/Collaborate with non-profit organisation (charity organization,school/uni,hospital & etc) to organise fund raising activities (charity run, dinner and etc)

2) Allow non-profit organisation to hold long term tutorial class/workshop in Developer's vacant units.  (To restore their corporate identity)

3) Organise monthly/quarterly flea market/exhibition for those involved in art and cultural activities.

 

Benefits:

1) Give raise/bring positive reputation from Public.

2) Increase local culture standard level, also provide a platform for them to show their talents.

3) When people think charity/art & cultural, think of Sentral Bazaar Nilai.

We can also plan to invite all factories/distributors all over Malaysia/Singapore/Thailand to open their outlet here, so that SME/retailers can easily source their products in ONE location.

With this, Sentral Bazaar will be known as ONE hub to source products (in Malaysia/ASIA).

 

With the above idea, our target is factories/distributors, not end-users.. (bulk purchasing, for example).

The lots will be cheaper for factories/distributors compared to individual business.

 

If we control this, then we can invite factories/distributors by each segment, to open their lots in Sentral Bazaar.

Moreover, its nearer to KLIA. Easier for business man to come over.

 

Advantage of this idea:-

1. Consistent tenancy of the lots, which will be continuous rental.

2. If rental to big factories/distributors, we can expect better payment and rentals in future (more secured).

3. Rentals are not seasonal (eg: if we give to event, then return is based on event, but if we give the secured companies, rentals will be consistent thru out the year)...

 

What need to be done (OPINION):-

1. Invite factories/distributors to open their lot for FREE for 1 year.

2. Advertisement to promote Sentral bazaar as "Central" location to survey products and prices from multiple factories/distributor in whole Malaysia, in 1 location.

3. Need to spend for Advertisement (any options, need to spend money for Advertisement)

4. Product segmentation is very important (so that people can search easily in one location/floor, cannot be scatter).

5. Should not retail to end-user, only for bulk purchasing/wholesalers/retailers.

 

Example scenario:-

We invite factories from Johor to open their showroom or outlet here. People from North/Selangor/KL dont need to go all the way to johor to see the product. They can come to Sentral Bazaar (Central hub) to have a look of the product.

Multinational customers dont need connecting flights to go to Johor, they can easily come to Sentral Bazaar from KLIA.

I think, Nilai 3 is more than enough with shop lots. Furthermore, we already have messa mall in Nilai and Aeon mall in the future which is more convinient for people to shop. If we still thinking of making another redundant of shops, selling the things that they can get in other places, we will still couldn’t attract people to come to Nilai.

We need to have some point of attraction that not other places have offer. When I decided to buy SB, i am immaging a place where the parents can spend time with their kids with a lot of activities. Not that we do not sell anything at all, but on top of that we will sell things that they will require.

For examples,
1) hypopo wellness... a place where babies learn to swim, we also will sell a special float.
2) some sort of like Kidzania
- experience cooking for kids
- experience driving for kids
- experience sewing for kids
- experience sciences for kids
- experience building for kids
3) muzium 3D art
- example like in bayou lagoon resort in Malacca
- like in Sabah rumah terbalik
4) animals petting place
- cat petting area
- rabbit petting area
- birds/parrot petting area
Ex: tamboon lagoon resort in Perak and farm in the city in Seri kembangan
5) trampoline extreme park
- wall climbing
- sky rope
6) hipster cafe, food court

Last year, I went to malaysian tourist centre in KL where at that time, they are doing a dinosaur expo. People from ausie making a dinosaur sculpture (some sort like burnt dinosaur in nilai) that can move with sound. But then, it need to be indoor, because the engine will be getting hotter overtime, it will need to be cool down with a good aircondition. They are also selling 3D dinosaur skeleton puzzles, colouring the dinosaur pictures, sand colouring of dinosaurs pictures and also experience to excavate an area with dinosaurs skeleton remains.

I think, all the ideas I state above, we already can see it a lit bit in SB, like the dinosaur, 3D arts, but then, i think they are not doing things with a proper plan of execution and lack of promotion. When all of these are well planned and promoted, I believe we will succeed to attract people to Nilai. Then, the other shops around SB also can hidup cari makan.

Hi All,

I would like to share how Hatten Element's mall in Malacca is sharing their rental earnings with all unit owners under their GRR model. This model can be proposed to Datuk as well since this is a win win situation. Currently the main issue is, SL land's GRR model promises fixed rental payments regardless of whether there are tenants or not. This will lead to serious cash flow problems for the management company if they do not have full occupancy.

An alternative model used by Element's mall is to share all the rental income proportionately with the unit owners based on their unit size.

Here is how it works :-

1) Total rental income for the entire mall : RM100k per annum
2) Unit owner A size is 100 Sqft
3) Unit owner B size is 50 Sqft
4) Unit owner C size is 150 Sqft

The sharing works like this :-

The management company retains a portion of the rental say 20% and the balance RM80k is shared among the unit owners as follows :-

Unit owner A size is 100 Sqft gets 100/300 * RM80k = RM26,666 per annum
Unit owner B size is 50 Sqft gets 50/300 * 80k = RM13,333 per annum
Unit owner C size is 150 Sqft gets 150/300 * 80k = RM40,000 per annum

In this model, the management company's cash flow is not impacted since this is based on revenue sharing model where each owner gets a fair share of the rental revenue and this model will ensure the game goes on without anyone losing. Kindly please discuss this model with Datuk as it is successful with Malacca Element's mall. Thank you.
